Pre-Drywall Meeting

Got a call from our SR today to schedule our pre-drywall meeting. HOLLA! Snooped around the house today for a bit and noticed all the plumbing is done, guardian for the time being is done, and the electrical is just about wrapped up. The garage door was also installed. Our metal roof for the porch is on order (you'll notice it isn't shingled in the pics below) but aren't sure of it's arrival. Anyhow, I was talking to our SR today as we walked around the house and he tells us we are the only couple to do the full 3pc bath in the basement since he has been with Ryan homes. Most people just do the 3pc rough-in he says. In our community we got the full finished basement incentive so we opted for the full bath. We figure we will be using the basement a lot for movie nights, sleep overs, watching sports, etc...so it made sense for us to go ahead with it. Also I have family who visits from out of state and our basement has an "exercise room" which we are finishing ourselves after we close that will do double duty as guest quarters. So I'm curious, did any of you do a basement bath or just rough-in? On top of the basement incentive, the week we decided to go with Ryan homes they had a "Dream Kitchen" event and gave us another 7,500 credit towards anything in the kitchen. So after decking out our kitchen they just subtracted 7,500 from the total...not too shabby. What kind of incentives were all of you offered? I hope everyone got some great deals for having to deal with NVR! I do realize that unless they offer you an incredible amount of incentives  and extremely great rate, you just end up paying for all of it anyway. I think we made out ok so far; rate and all.

  1. You did get a great deal! We opted for the half bath. We are also doing an exercise room but we figure if we are going to exercise we can't be lazy and need to walk up the stairs to take a shower lol. We have talked about possibly doing one in the future. We got an amazing incentive becuase they were trying to get rid of the lots. We got a Free finished basement from Ryan homes and a Free morning room from the builder. The total incentive was some where close to $15,000. That is how we were able to upgrade our flooring and our guardian :)

  2. We are doing a full 3 piece bath in our basement because our "exercise room" will also be used as a bedroom. See my blog at catstarwalt.blogspot.com labeled Neighbors Make The Hood. I explained how we are making a closet and second escape route by using the basement stairwell.
    As for incentives, when we signed, the Springbrook was the home of the month (or so they said) and we got over $25,000 in upgrades including morning room, upgraded master bath with soaking tub and tile, great room extension, finished basement and media room. And, they were NOT tied to NVR so we shopped lenders for the best rate. I'm going to blog on that topic later....

Looking good....I have to sit down and really figure out our incentives, I know we received $7000 towards morning room, free upgrade to granite, free upgrade to stainless steel all appliances, free recessed lighting package, customized portion of kitchen, 3 free ceiling fan rough ins, metal ballisters ended up credit of $3000, upgrade 42" cabinets and quaility, I know I am missing something.. Gesh I think its a good TAB Topic for all of us, to figure this out.........I will anywayz, I guess I will be doing another TAB :)

We originally opted for the full bathroom in our finished basement but once I learned that since we are on a premium lake front lot that our deck (which we originally did not add) had to have brick footers which would cost substantly more than we wanted to pay to do ourselves, we X'd the finished bathroom to have Ryan build the deck. We went with the 3 piece rough in and will have it completed some time after we move in. We got a premium lot for free (15k) because our home was the only home that would fit on the lot so taking it kinda helped Ryan out. We got the finished basement for 10k vs 25k. So we got 25K in incentive by taking the lot that we have.

  5. We opted for the 3 piece rough-in. We received the free finished basement and free deck. Originally they offered us the free morning room, but by the time we signed the contract that option was not there.
